Intact, Deal Origination for Commercial Real Estate Brokers

Commercial investment sales

Find owners
before they list.

We track loan maturities, lease rolloffs, and ownership tenure across your metro, then call the owners under your name, before it ever becomes a public listing.

The problem

Your buyers aren’t
the problem.

Not having anything
to sell them is.

There’s plenty of money out there. There just aren’t enough properties for sale.

Buyers are easy to find. Every broker already has a list of people who want to buy. Money isn’t the hard part.

Owners don’t call brokers when they’re ready to sell. A loan is about to come due in November. A tenant is leaving in March. Two business partners stopped agreeing on things. None of that makes the owner pick up the phone. They just quietly decide to sell months before anyone else finds out.

Brokers stop looking for new deals the moment they close one. A deal comes in, so they stop searching. Once it closes, they have nothing lined up next. Everyone in this business has seen this happen over and over.

Almost nobody has solved it, because solving it means somebody making the calls, every week, that no producing broker wants to make.

What we look for

We don’t look for interest.
We look for
reasons.

Six categories. Each one is a date in the public record, not a mood.

Every owner we bring you has one of these attached, documented, with a date. Not “seemed interested when we called.”
  1. 01 · MAT

    Loan maturity

A date on the calendar and a rate environment that moved underneath them

  2. 02 · ROLL

    Lease rolloff

An income cliff approaching with no replacement signed

  3. 03 · HOLD

    Ownership hold period

Past twelve years. Basis recovered, depreciation exhausted, often an aging owner

  4. 04 · CAPEX

    Deferred capex they can’t fund

A capital event forced regardless of intent

  5. 05 · STRUCT

    Ownership structure

Partnership dissolution or probate, a structural decision unrelated to market timing

  6. 06 · SERV

    Special servicing

The clearest signal in the public record

On the data platforms

You can buy a list. Reonomy, PropertyRadar and CoStar all sell ownership data, and you should keep whichever you use. We work on top of it, not instead of it. What you can’t buy is the calls, or an owner who has already acknowledged why we called.

The engagement

Four stages. One metro. Exclusive.

Every stage stands on its own. You can stop after any of them.

Stage 01 / 04

Market review

Twenty minutes, plus at least three triggered owners.

Stage 02 / 04

Origination map

Written analysis of your market. Yours to keep.

Stage 03 / 04

Sourcing pilot

Sixty days, one asset class, one metro, against criteria you set.

Stage 04 / 04

Ongoing

Continuous origination, expanding by asset class or geography.

How we’re measured

We will never promise
you twenty meetings.

The failure mode you’ve probably already paid for, removed as a contract term.

Every agency that guarantees a meeting count delivers a meeting count. Month one you’re pleased. Month three the meetings are garbage and you’re arguing about what counts as qualified.

Instead we agree the criteria in writing before we start.

Asset type Size range Minimum ownership tenure Trigger present and named Decision-maker reached

Twenty minutes. Three owners.
Yours either way.

Bring your metro and asset class. We’ll walk through how many owners in it are carrying a live trigger right now, by category, and you’ll leave with at least three of them. Names, trigger, record cited. Call them yourself.
